SmartSeal Roofing started because too many people were being sold the same two bad experiences: a quote that turned out to be a starting price, and work they could never actually inspect because it was thirty feet in the air.
We built the business to close both gaps. Every job is quoted at a fixed, itemised price in writing before anything starts, and every job is photographed — before, during and after — so you can see what was underneath your tiles even if you never leave the ground.
Ten years on, we are still a family-run team rather than a sales operation with subcontracted fitters. The person who surveys your roof is part of the same business as the people who fit it, and the same roofers are on site from the first day to the last. That continuity is why the workmanship guarantee is ten years and not a token twelve months.

Drone-supported surveys where access allows, plus progress and completion photos, so the parts of your roof you cannot see are documented properly.

Built to the standard, not to the quote
Roofing is one of the few trades where cutting a corner is genuinely invisible for years. Re-using battens, skipping the breathable membrane, bedding ridges in weak mortar, dressing lead in the wrong code — none of it shows on completion day. All of it shows in year seven.
- New battens every time, graded and treated to BS 5534, correctly gauged for the tile in use.
- Breathable membranes that ventilate the roof space instead of trapping condensation in the loft.
- Dry-fix ridge and verge as standard on re-roofs, which is now the recommended approach and removes the mortar that always fails first.
- Correct lead codes for the application, properly dressed and clipped — never cement fillets or mastic as a shortcut.
- Site left clean, swept at the end of every day and fully cleared on completion.

Are SmartSeal Roofing insured?
Yes. We carry £5 million public liability insurance, and cover is in place before any scaffolding goes up or work begins on your property. Documentation is available on request.
How long have you been roofing?
SmartSeal Roofing has been working across the South East for over a decade. We are a local, family-run team rather than a national franchise, and the same roofers are on your job from the first day to the last.
Do you use subcontractors?
Roofing work is carried out by our own team. We use established specialist partners only for scaffolding, which is standard practice in the trade, and their insurance and certification are checked before they attend your property.
What materials do you use?
We work with premium manufacturers including Marley, Redland and Sandtoft for tiles and slate, alongside branded membranes, dry-fix systems and EPDM or GRP flat roof systems. Every material we install carries a manufacturer warranty, up to 25 years on some tile ranges.
Do you take deposits or ask for payment up front?
For larger projects a materials deposit is normal and is set out clearly in your written quote before you commit. We never ask for full payment in advance, and the balance is due on completion once you have walked the job with us and are happy with it.
