New roofs & re-roofing

New Roofs in Epsom

A re-roof is the single biggest thing you can do for a house's weather protection, its efficiency and its value — and it is only worth doing once. We strip the roof back to the rafters, inspect and replace any failed timber, then rebuild it properly from the deck up.

  • Full strip and dispose. Old tiles, battens and felt removed, timbers inspected and any rot or splits replaced before we go further.
  • Breathable membrane. Modern high-performance underlay that lets the roof space ventilate instead of trapping condensation in the loft.
  • New treated battens. Graded and treated to BS 5534, correctly gauged for the tile — never re-used from the old roof.
  • Premium coverings. Concrete and clay tiles or natural slate from Marley, Redland and Sandtoft, matched to the character of the street.
  • Dry-fix ridge and verge. Mechanically fixed rather than mortar-bedded, so it will not crack, wash out or need re-pointing in ten years.
  • Complete detailing. New lead flashings, valleys, vents and, where wanted, new fascias, soffits and gutters while the scaffold is up.

Typical Epsom terrace or semi: 3–5 working days. Detached and complex roofs: 1–2 weeks. From £6,999, fixed price in writing.

Repairs & leaks

Roof Repairs in Epsom

Most leaks are not where the water appears. Water tracks along timbers and can surface metres from the actual defect, which is why a repair quoted from a photo of your ceiling stain is a guess. We find the entry point first, then fix the cause.

  • Slipped, cracked and missing tiles re-fixed or replaced with a proper colour and profile match.
  • Leaks and damp patches traced to source — flashing, valley, ridge, chimney or a perished underlay.
  • Chimney and abutment flashing stripped and re-dressed in code-correct lead where old cement fillets have failed.
  • Cracked or missing ridge and hip mortar re-bedded, or upgraded to a dry-fix system that will not fail again.
  • Storm damage made safe quickly, photographed and documented for insurance claims.
  • Valley and gutter problems — blocked, split, sagging or overflowing — cleared, realigned or replaced.

Same-day response to enquiries, active leaks attended within the same week. If a repair is not the sensible answer, we will say so.

Flat roofing

Flat Roofing in Epsom

Flat roofs on extensions, dormers, garages and porches fail for two reasons: the covering has reached the end of its life, or it was laid without proper falls so water sits on it. We deal with both, and we will tell you which one you have.

  • EPDM rubber. One seamless sheet with no joins to split, highly flexible in temperature swings, and the best all-round choice for garages and extensions.
  • GRP fibreglass. Cures into a hard, seamless, walkable surface — ideal for balconies and roof terraces, and available in a range of finishes.
  • Torch-on felt. Modern multi-layer systems, the most economical option, still delivering a solid 15–20 years.
  • Correct falls built in. Firring strips or tapered insulation so the water actually reaches the outlet instead of ponding.
  • Insulation upgrades. Warm-deck build-ups that bring an older flat roof up to current thermal standards while it is open.
  • Trims, drips and outlets properly formed, so the edges do not become the next failure point.

Material guarantees of up to 20 years, plus our own 10-year workmanship guarantee.

Leadwork, ridges & guttering

Leadwork, Ridge Systems & Guttering

The details are where roofs actually leak. Tiles rarely fail on their own — it is the junctions, the edges and the water management around them that let go first.

  • Lead flashing to chimneys, abutments, parapets and dormers, dressed in the correct lead code rather than patched with cement or sealant.
  • Lead-lined valleys replacing failed cement or fibreglass valleys on Victorian terraces and 1930s semis.
  • Dry-fix ridge, hip and verge systems — mechanically fixed, ventilated, and immune to the mortar cracking that plagues older roofs.
  • Chimney repointing and rebuilds where the stack itself is letting water into the roof space.
  • Fascias, soffits and bargeboards in low-maintenance uPVC, with full ventilation to the roof void.
  • Guttering and downpipes replaced, realigned or upgraded so rainwater stops running down the wall.

Cleaning & treatment

Roof Cleaning & Moss Removal

Moss is not just cosmetic. It holds water against the tile surface, accelerates frost damage, and breaks off into gutters and downpipes where it causes overflows that soak the walls. North-facing slopes in Epsom get it worst.

  • Soft scrape removal by hand — no high-pressure jetting, which strips the protective surface off concrete tiles and forces water under them.
  • Full biocide treatment that kills off remaining spores and slows regrowth for years rather than months.
  • Gutter and downpipe clearance included, so the debris we remove does not simply block the drainage.
  • Free condition check while we are up there — we will photograph anything that needs attention.

From £350. Frequently the difference between getting another fifteen years out of a roof and replacing it early.

Inspections & surveys

Roof Inspections & Surveys in Epsom

Whether you are buying a house in Epsom, have had a bad homebuyer's report, or simply want to know how many years the roof has left, a proper survey answers it — with photographs, not opinions.

  • Whole-roof inspection covering tiles, underlay condition, ridges, hips, valleys, flashings, chimney, fascias and gutters.
  • Drone-supported photography where access allows, so steep and high roofs are documented safely and in detail.
  • Written photo report setting out what we found, what is urgent, what can wait, and roughly how long the roof has left.
  • Free with a quotation — no obligation to book any work with us afterwards.

Repair or replace? How to tell

We would rather sell you the right job than the big job. These are the signals we look for on an Epsom survey.

A repair is usually right when…

  • The fault is in one place — a few slipped tiles, one failed flashing, cracked ridge mortar.
  • The underlay beneath the tiles is still intact and flexible.
  • The roof is under about 35 years old and the covering is generally sound.
  • You have had no previous leaks anywhere else on the roof.

A re-roof makes more sense when…

  • Leaks keep appearing in different places rather than the same one.
  • The underlay has perished — visible as daylight, sagging felt or debris in the loft.
  • Tiles are delaminating, spalling or crumbling at the edges across the whole slope.
  • Repair costs over a few years are approaching a third of a full re-roof.
  • The roof is 50+ years old and has never been stripped.

Questions

Roofing services FAQs

Should I repair or replace my roof?

As a rule of thumb, repair when the covering is sound and the problem is localised — a handful of slipped tiles, one failed flashing, cracked ridge mortar. Replace when faults appear in several different places at once, when the underlay beneath the tiles has perished, or when the roof is beyond about 50 years old and repairs are becoming annual. If repeated repairs are approaching a third of the cost of a re-roof, replacement is usually the better value. We tell you which situation you are in at survey stage.

How long does a new roof last?

A correctly installed concrete tile roof lasts around 50 years, clay tiles 60 or more, and natural slate can pass 100 years. The parts that fail first are usually the underlay, the battens and the mortar bedding rather than the tiles themselves — which is why a full strip and re-roof is worth far more than re-laying old tiles onto old timber.

Which flat roof system is best — EPDM, GRP or felt?

EPDM rubber is a single seamless sheet, extremely flexible, and typically the best choice for garages, extensions and larger flat areas. GRP fibreglass cures into a hard, seamless surface and is ideal where the roof will be walked on, such as a balcony. Modern torch-on felt is the most economical option and still gives a solid 15 to 20 years. We recommend a system based on the size, the falls and how the roof gets used — not on what we happen to prefer.

Can you fix a leaking roof in the rain?

We can almost always make a roof temporarily weathertight in poor conditions using sheeting or a temporary seal, which stops further water entering the property. A permanent repair needs dry conditions to bed mortar, dress lead or bond a flat roof membrane properly, so we return to complete the work once the weather allows.

Do you replace guttering, fascias and soffits as well?

Yes. Full uPVC fascia, soffit and guttering replacement is usually carried out at the same time as a re-roof, while the scaffolding is already up, which saves a separate visit and a second scaffold charge. We also take on guttering as a standalone job.

Will you remove the old roof and take away the waste?

Yes. Stripping the existing roof, skip hire and full waste removal are all included in your fixed quote. We sweep the site at the end of every day and clear it fully on completion — you should not be left picking nails out of the lawn.

Not sure which service you need?

Describe what the roof is doing and we will tell you. Free survey, fixed written quote within 48 hours, no obligation.
